NSW Government Housing and Planning Reforms

The NSW Government has announced proposed changes to zoning laws that would lead to more housing being built in our community.
The changes are summarised below.
- Increase heights to 6 storeys within 400m of identified town centres.
- Increase heights to 4 storeys within 400-800m of identified town centres.
- Allow dual occupancies in all low-density residential zones, and
- Allow terraces, townhouses and two storey apartment blocks in low-density residential zones within 800m of identified town centres.
Under the changes some town centres in our community may be included; e.g. Edgecliff, Double Bay, Rose Bay, Bondi Beach and Bondi Junction.
However, no final definitions or maps of town centres have been announced by the NSW Government. Exactly where these changes are going to apply is not clear.
In response to these proposed reforms I am hearing the following feedback
- It is important we increase supply of housing to reduce prices
- This could be a better use of existing land
- More housing would be closer to town centres
- There is a lack of infrastructure to support (schools & transport)
- This could change the character of our community (impacts to heritage and environment)
- Lead to increased congestion on our roads
- Our community already has high density
